Quantitative Research Analyst

Perceptive Companies, LLC is seeking a Quantitative Researcher with a passion for data-driven insights to inform high-stakes real estate decisions. This is a remote, contract-based role for a candidate who thrives on solving complex problems at the intersection of finance, urban design, and predictive analytics. You will play a critical role in developing proprietary models and methodologies that influence real estate investment strategies, urban design frameworks, and market insights.

Key Responsibilities:

  • Develop and refine statistical and mathematical models to analyze real estate markets, identify trends, and predict outcomes.

  • Apply quantitative methods to uncover hidden value in real estate assets and portfolios, leveraging data to guide investment and design decisions.

  • Conduct geospatial, demographic, and psychographic analyses to support real estate development and master planning initiatives.

  • Collaborate with interdisciplinary teams, translating quantitative insights into actionable recommendations for real estate investment and design strategies.

  • Design and implement Monte Carlo simulations, regression models, and clustering algorithms to predict market dynamics and asset performance.

  • Clean, organize, and analyze large datasets from various sources and custom-built databases.

  • Continuously improve models and methodologies, integrating new data and industry trends to enhance predictive accuracy.

Qualifications:

  • Advanced degree (Master's or higher) in Statistics, Mathematics, Economics, Data Science, or a related field.

  • Expertise in quantitative research and modeling, particularly within the real estate, finance, or urban planning domains.

  • Proficiency in programming languages such as Python, R, or MATLAB for data analysis and model building.

  • Strong problem-solving skills and the ability to synthesize data into clear, actionable insights.

  • Familiarity with real estate investment principles, market analysis, and economic forecasting.

  • Demonstrated ability to work independently, manage deadlines, and deliver high-quality results in a fast-paced environment.

  • Exceptional attention to detail and accuracy.

Preferred Skills:

  • Experience with hedge fund-style analytics and/or financial modeling.

  • Knowledge of geospatial and psychographic research methods.

  • Familiarity with dynamic optimization techniques and scenario generation
